The most common thing we hear before a first call: “Just give me a ballpark. I don’t need an exact number. I just need to know if this is a $3,000 thing or a $15,000 thing before I schedule anything.” That’s a fair ask.

For most Greater Portland homes, you’re looking at $3,000 to $6,000 for an attic, $4,000 to $8,000 for walls, and $3,000 to $6,000 for a basement. Efficiency Maine rebates knock 40-100% off those numbers depending on your income, and the federal 25C tax credit covers 30% of the remaining cost for projects completed before 12/31/2025. Here’s how the math works for your house.

Insulation Costs by Area of the Home

Attic Insulation

Typical range: $2,000 to $5,000

The attic is usually the most cost-effective place to start. Heat rises, and in a poorly insulated home, a tremendous amount of energy goes straight through the ceiling and out the roof. Insulating an attic also tends to be the most straightforward job because the space is usually accessible from above.

For most homes, we blow in loose-fill cellulose insulation to achieve R-49 to R-60 levels, which is the current recommendation for our climate zone (Zone 6). Many older Maine homes have R-11 to R-19 in the attic, or in some cases, nothing at all.

Costs toward the lower end of the range are typical for homes with open, accessible attics and no major obstacles. Costs go up when there are knee walls, cathedral ceiling sections, multiple levels, or when existing insulation needs to be addressed first.

Wall Insulation

Typical range: $3,000 to $8,000

Wall insulation is one of the most impactful upgrades for comfort, especially for homes where the walls have never been insulated. Dense-pack cellulose is blown into the wall cavities through small holes drilled either from the exterior (under the siding) or from the interior, depending on the construction. The holes are plugged and patched when finished.

Costs vary based on the total linear footage of exterior walls, the number of stories, the type of siding (vinyl is easier to work with than clapboard or brick), and the wall construction. Balloon-frame homes, common in Maine before the 1940's, sometimes require extra attention to prevent insulation from settling.

Basement and Crawl Space Insulation

Typical range: $1,500 to $5,000

Basement insulation often focuses on the rim joist area, the band of framing that sits on top of the foundation wall where the floor system meets the exterior. This is one of the leakiest spots in most Maine homes, and insulating and air sealing it delivers outsized comfort and energy improvements for the cost.

Full basement wall insulation is more involved and costs more, especially if moisture management needs to be addressed first. Crawl spaces can be tricky depending on height and accessibility. Tight crawl spaces require more labor and sometimes specialized equipment.

Whole-Home Insulation

Typical range: $6,000 to $15,000

A comprehensive project that addresses the attic, walls, and basement or crawl space will typically fall in this range for a standard single-family home in the Greater Portland area. The wide range reflects the enormous variety in Maine’s housing stock, from compact 1,200-square-foot capes to large multi-story homes.

Keep in mind that Efficiency Maine rebates of up to $4,000 and federal tax credits of up to $1,200 can significantly reduce these out-of-pocket costs. More on that below.

What Factors Affect the Cost?

Beyond the specific area being insulated, several factors influence where your project falls within these ranges:

Home Size and Layout

More square footage means more material and more labor. Homes with complex layouts, multiple roof lines, or additions tend to cost more than simple rectangular floor plans.

Existing Insulation

If your attic already has some insulation that is in decent condition, we can often blow additional material on top of it. If existing insulation is damaged, contaminated, or a type that should be removed, there is extra work involved.

Accessibility

Easy access to the work area keeps costs down. Tight attic spaces, low crawl spaces, finished walls, and hard-to-reach cavities all require more time and sometimes more creative solutions.

Air Sealing Scope

We strongly recommend air sealing as part of any insulation project. Insulation slows heat transfer, but air sealing stops air movement through gaps and cracks. Without air sealing, insulation loses a significant portion of its effectiveness. Air sealing adds to the project cost, but it also dramatically improves the results and is required for Efficiency Maine rebates.

The Return on Your Investment

Insulation is one of the few home improvements that pays for itself, and it does so every month through lower heating and cooling bills.
